DAWN HAMILTON is a certified specialist in housing credit management (SHCM) with more than 15 years experience in Affordable Housing. Dawn began her housing experience as a leasing agent in 1994 and moved to managing affordable housing in 1996.  Onsite experience also includes completing three initial lease-ups - one in Austin, TX and two in Lubbock, TX.  

 

Dawn has served with Whitney Management Corp. as a Compliance Specialist for over 7 years. As of February 2014, she began serving as the Compliance Director overseeing program compliance for more than 2,500 units across seven states.  Programs include LIHTC, Tax-exempt Bond, Section 236 & 202, Project Based Section 8 and HOME Funding.  Dawn is an approved in-house LIHTC and Fair Housing trainer with Missouri Housing Development Commission and Texas Department Housing Community Affairs.

 

Responsibilities include staff training, developing and updating the WMC Compliance Guidebook, implementing and overseeing company compliance policies and procedures, conducting site visits and file audits, updating utility allowances, attending site visits from state finance agencies, and completing compliance reports.  Dawn oversees a third party compliance department, which reviews and approves initial certifications and recertification files before implementation.
